This page supplements the Privacy Policy and the website Terms of Service. It is not a lease. The Tenant Portal Terms govern portal accounts. If this page conflicts with a signed lease on rent, fees, or possession, the lease controls.
1. Business
Jarvis Housing LLC, a Wyoming limited liability company, owns or manages single-family rental homes in the Cleveland, Ohio area. The lease for each home names the owner. If we manage a home we do not own, we do so as agent.

2. Fair housing
We are an equal housing opportunity provider. We follow the Fair Housing Act and the Ohio Civil Rights Act. We do not discriminate based on race, color, religion, sex, national origin, familial status, disability, ancestry, or military status. This covers advertising, screening, leasing, maintenance, and management.
We consider Housing Choice Voucher applicants under the same screening criteria we use for other applicants. That is our policy. It is not a statement that source of income is a protected class everywhere we operate. If a local ordinance protects source of income at a particular home, we follow that ordinance.

Accommodation requests related to the site, the portal, payments, or notices can be made by email or by phone at 216-516-0000. There is no extra charge for a phone or paper method. Our accessibility statement is at jarvishousing.com/accessibility. We are working toward WCAG 2.2 Level AA. We do not claim the site or the portal has reached that level.
3. Listings
Listings, photos, rents, square footage, and availability can be wrong or out of date. A home is not reserved until the lease is signed by the parties the lease names. Inspect the home and read the lease before you sign.
4. Portal, payments, and emergencies
The portal, online rent payment, and web maintenance forms are conveniences. They do not change a signed lease. A portal or email message does not replace a notice Ohio law requires to be served in a specific way.
Late fees and other tenancy charges come only from the lease and applicable law. A card-processing fee, if any, is shown before payment. ACH through the portal has no fee from us.
Web maintenance requests are reviewed during the business hours in Section 1. They are not a promise of a same-day or 24-hour repair.
For fire, gas, flooding, no heat in cold weather, no water, an active leak, an electrical hazard, a broken exterior lock, or any threat to safety, call 911 if needed and call 216-516-0000. Do not use a web form as the only notice of an emergency.
5. Lead paint
For homes built before 1978, we give the federal “Protect Your Family From Lead in Your Home” pamphlet and the required disclosure before the lease is signed.
6. Copyright
Site content is owned by Jarvis Housing LLC or a licensor and may not be copied for another listing service without written permission.
7. Disputes about this page
Ohio law governs these notices. A dispute about this website page will be brought in the state courts of Cuyahoga County, Ohio. A dispute about a home or a lease will be brought in the Ohio county where that home is located.
